French Creek Crawlspace Repair
The mold was so bad in this home, due to dampness, that the owner had to leave the home after having just purchased it. Island Basement Systems installed the CleanSpace encapsulation system that acts like a vapor barrier between the earth and the home. Now, two years later, she loves her home again thanks to our crawlspace repairs! Island Basement Systems repairs crawl spaces in the the greater areas of Nanaimo, Saanich, Victoria, Duncan, Campbell River, Langford, Courtenay, Port Alberni, Squamish, Esquimalt and areas nearby.

Non-Vented Roof Insulation in Victoria, BC Home
This is a 2011 project where we sprayed the entire home with Icynene open cell foam during construction. In this picture, you can see the caging we use to contain the open foam during installation (left). In the middle is the example of the foam we use when we take off the caging and start to trim the little bit of excess. On the right, is the vapor barrier sealer, which is applied directly to the foam insulation and ready for drywall installation. This home has less than one air-change-per-hour of leakage, and is the first Platinum Level home in Victoria for energy efficiency! Ask us about our attic and cathedral ceiling solutions.
Injection Foam to Renovation Project in Vancouver Island, BC
In this project, the exterior cladding and sheathing was being repaired. As the wall studs were empty after the batt insulation was removed, we were able to drill small holes and inject the spray foam. This provides great results, as there is no waste, and the foam completely fills the cavity. We use a thermal imaging camera to inspect each stud cavity to ensure it is full-filled. This wall now has R24 of open cell spray foam, so it is completely air-tight! All of this results to no drafts, eliminates stack effect potential, and is very quiet too.
Pony Attic Insulation in Oak Bay Home
Older homes commonly have these little attics that are giant heat-loss areas in the home. This is found in gable-style homes with a 2nd floor room that has been built in the old 'attic'. Most older homes in Oak Bay, Victoria, and Nanaimo have these little attic spaces. The best way to insulate and air seal these spaces is to remove the lousy batt insulation (that stuff is leaky and not very energy efficient), then spray the roof-line with spray foam insulation. This continues the insulation place from the wall to the peak of the home and is completely draft proof. Now this attic space can be used for storage space, and your home will be more comfortable and energy efficient!
Re-roofing Insulation in Cedar, BC Home
This flat roof home in Cedar, just south of Nanaimo, was being re-roofed. The home owner is an architect who is well-versed in the benefits of spray foam, and realized that the best way to stop stack effect in a home is to create an air-tight cap in his attic. The old batt insulation, which was mouldy and damp from warm air leakage, was removed and the Icynene open cell foam was sprayed directly onto the drywall ceiling. This creates a complete air barrier and thermal insulation which will last forever!
Condo Insulation in Qualicum Beach
This five unit condo in Qualicum Beach was built with ICF walls (insulated concrete forms) and the roof was insulated with the Icynene open cell foam insulation. The open cell foam expands to seal every little nook and cranny in the wall joists and ceiling rafters. It also provides a completely air-tight, draft proof assembly.
New Home Insulation in East Sooke
In this East Sooke house, the owner wanted his new home to be warm, comfortable and energy efficient. His principal heat was the wood burning stove and he wanted the heat to stay in his home for as long as possible. We installed the Icynene open cell foam on the walls, crawlspace and cathedral ceiling of the home- in other words, we insulated the entire home! With a Heat Recovery Ventilator installed, his home is now just what he wants!
Injection Foam Before/After in Rockland Home
In this Rockland heritage home, just a few blocks from downtown Victoria, the owner had been living with a cold drafty home for years. Her oil boiler system was costing her thousands of dollars every year to heat her home, and even then she couldn't use all of the rooms in her home on a cold day. We came in with our injection foam system, where we drilled small holes through the cladding to inject the open cell foam into the empty stud cavities. We sealed the holes, and touched them up with the paint the owner had leftover. Now the home has R13 walls that are completely air tight. The home owner loves the job so much, we've been back three other times to tackle other projects for her.
